What was wrong with the shop?
The owner told us about five problems:
- Two chiller ACs were not cooling and were leaking water
- The leaking water had damaged the ceiling in all 4 rooms
- 4 auto closing doors were not working properly
- Light bulbs in all 4 rooms needed replacing
- Some walls needed paint touch ups
When a shop is on Marina Walk side of Dubai Marina, customers come in all day. A warm shop and a wet ceiling are not good for sales. He needed the work done fast and without stopping his business.
How did we start?
We always visit first. Our team went to the shop and checked every room. Then we explained each issue to the owner in simple words and gave him a clear quote. He agreed to the quote and we planned the work.
We chose a simple order for the jobs. The ACs came first. If we fixed the ceiling or paint before the AC leak stopped, the same water would spoil the new work again. So we waited to touch the ceiling until the AC was fully fixed.
How did we fix the leaking chiller ACs?
This was the main problem so we took our time.
- We found the drain line was blocked and we cleaned it fully
- We cleaned the coils of both ACs
- We did a complete service on both units
After this the cooling became much better. But the water was still leaking. So we checked deeper and found the drain tray was cracked in both ACs.
A cracked tray cannot hold water. Even if the AC cools well the water drips out and goes into the ceiling.
The trays for these ACs are not sold ready made in the market. So we took the exact size of each AC and got special trays made for them. Then we installed the new trays. The leakage stopped and both ACs started working properly.
This is why a simple “AC gas refill” or “AC cleaning” is sometimes not enough. If water keeps leaking after cleaning, ask your technician to check the tray.
How did we repair the gypsum ceiling?
After the AC problem was solved we started the ceiling work. We repaired the damaged gypsum ceiling in all 4 rooms and painted over it. Because the leak was already gone the ceiling would not get wet again.
Then we installed new lights in all the rooms so the shop looked bright and clean again.
What about the auto closing doors?
The shop had 4 auto closing doors that were not working well. We checked each one.
- 2 doors needed new auto closers so we replaced them
- 2 doors could be repaired so we repaired them and saved the owner extra cost
We only replace a part when it really needs replacing. If a repair will do the job we do the repair.
How did we work without closing the shop?
This was the part the owner cared about most. Marina Mall allows maintenance work only from 12 midnight to 8 in the morning. So our team worked those hours every night for 4 nights.
Mall management also asked for entry passes. Every worker needed a pass made on his own ID. We prepared all the papers before the first night so there was no delay and no problem at the gate.
Each morning before leaving we cleaned the shop fully. The floor, the rooms and the entrance were tidy so the staff could open on time. The shop stayed open every day and customers never saw a messy work area.
